#1 内容圍繞影響房價的因素,並以香港及其他城市為例子,分析政府政策如何影響房價。儘管與ECON關係不大,但若有DSE ECON的基礎會較易理解内容;paper分析某一城市的政府政策如何影響當地房價;present同樣主題,但只有5分鐘 |

Description: When money is
fiat, land is scarce, housing becomes a good hedge of inflation. However,
when housing is both an investment capital as well as a necessity, the city
is split into an owner-renter dichotomy, with the former preferring an
increase of housing prices but just the opposite for the latter. When the
pendulum of housing price swings to one side, housing capital can result in
negative equity, asset bubble, or even financial crisis. Swinging to the
other end, housing can become unaffordable, even if public housing or subsidy
can be provided. Decent living environment and sustainable community are the
concerns of cities. This introduction course explores the reasons of the
housing price fluctuations and the implications of the dichotomy on the city
lives. Learning
Outcome: l Explain the relationships between money,
land and housing; l Understand factors determining land and
housing prices; l Identify the effects of housing price
fluctuations on financial stability and wealth inequality; l Appreciate the effect of monetary and land
policies on housing affordability; l Draw implications from the owner-renter
dichotomy on the housing policy; and l Analyse the sustainability issues of public
housing and cooperative housing systems. |
